Variety is the Name of the Game
The news that the UK House Price Inflation Rate has dropped nearly 1% despite house prices going up 0.5% over the last couple of months raises some interesting anomalies, not least of which is the fact that the inflation rate for first time buyers fell from 9.8% in April to 7.7% in May. If this trend continues - and the government has committed to making it easier for first time buyers - this should hopeully create a whole new swathe of young householders with enough spare cash for a conservatory or new windows and doors.

Veka Advert

Wolseley's excellent results for the 11 months to June (profits up 15%) point to a similar pattern in the USA, where the housebuilding market is enjoying a bouyant moment. Wolseley also managed to out-perform the UK market, with commercial and government contracts doing particuarly well. Indeed, the latest DTI statistics (in this week's Construction column) show that construction orders for the year to May were up 6% on the previous year, and orders in the three months to May 2005 rose by 8% compared to the same three months a year earlier.

Remaining in the USA
, Pilkington continues to juggle with a full set of balls, investing some $18m on the purchase of Autostock Distribution. This maintains Pilkington's position as market leader in the distribution and wholesale automotive glazing aftermarket in North America. Today, Pilkington, through its automotive glass replacement business, distributes parts for virtually every vehicle type in the North American market.

Finally, we have the first window system to achieve a B rating in the BFRC system: Speed Frame's Platinum Palette casement suite was awarded the certificate on 11th July. More on this next week.

House Price Index - May 2005
The UK house price inflation rate fell from 6.9 per cent in April 2005 to 6.0 per cent in May 2005. Mix-adjusted prices rose by 0.5 per cent between April and May 2005, compared with a rise of 1.3 per cent seen over the same period in 2004. The rise in UK prices between April and May can be largely attributed to rises in the prices of terraced and detached houses which both rose by 1.0 per cent. Prices for flats remained constant, with average bungalow and semi-detached prices falling by 0.9 per cent and 0.2 per cent respectively.
